Information we handle.

When you submit an introduction, we receive the details you choose to provide: your name, email, optional phone number, contact preference, timing, questions, and the home, property, collaboration or capital-partner interests relevant to your chosen form. These can include a property location, residence preference or home-search budget. The form asks for permission to store these details and follow up.

We use submitted details to organize a private inquiry brief, evaluate your request, prepare a response and manage a possible working relationship. Owner notes and inquiry status are kept in the private studio. Submission does not subscribe you to a marketing list.

Our hosting and security services also process technical information such as IP addresses, request times, browser or device information, authentication events and error logs to deliver the site, limit abuse and diagnose problems. A hashed identifier based on an IP address or owner identity is used for request limits.

The Gemini concierge.

The concierge uses Google's paid Gemini API. Your chat messages and conversation context are sent to Google with published firm/project information and, for relevant questions, published floor-plan images. A draft of an owner reply can also be prepared using selected inquiry details. These requests help generate answers and draft responses.

The server attempts to remove email addresses and phone numbers from text sent to Gemini. This is a limited safeguard, not a guarantee that all personal information will be removed. Please keep contact details in the introduction form. Do not put passwords, account numbers, government identifiers, medical information or confidential documents in the concierge.

If you choose “Save this conversation,” your messages, labeled assistant and owner replies, stated preferences, and AI-generated conversation summaries are stored in a private thread for Juan. An access key is kept in this browser’s local storage so you can return. Anyone with a private thread link can access that thread. “Forget on this device” clears the browser key; it does not delete the saved thread. Without this option, chat is not stored as an owner thread. Submitting an introduction creates an inquiry, which can link to your saved conversation. Google may retain prompts and responses for safety and service purposes under its own terms. Google's paid Gemini terms state that paid-service prompts and responses are not used to improve its products.

AI answers can be incomplete or incorrect. They do not determine housing eligibility, reserve a residence or establish pricing, availability, final specifications or professional advice. Juan confirms project details personally. The concierge is intended for adults.

Storage, providers & browser tools.

Google Cloud and Firebase provide hosting, private database and photo storage, owner authentication, security and operational services. Google Gemini provides AI processing. Google Fonts serves the website's typefaces. These providers receive information needed to deliver their services and handle it under their applicable terms and policies. Provider processing may occur in the United States or other countries where they operate.

Unsubmitted introduction drafts are stored in this browser's session storage so you can close and reopen the form during the session. The draft is cleared when a submission succeeds; you can also clear it by starting over or clearing browser storage. The owner login uses Firebase authentication storage and a secure session cookie. We have not installed advertising trackers or Google Analytics on this website.

We do not sell inquiry details or use them for targeted advertising. Inquiry data is available to the authorized owner and service providers supporting this site. It may also be disclosed when needed to comply with legal obligations, respond to a valid legal process or protect the website and people using it. A specific relationship may require additional information and separate arrangements.

Links to the official MLK website, floor plans and guided showings take you to another website. Its privacy practices apply when you visit it.

Private documents, bookings & owner tools.

If you book a published appointment, we store your name, email, selected time, optional notes, consent and booking status. Private confirmation links let you review or cancel a booking and download a calendar event. An introduction form by itself does not book an appointment. Email delivery and external calendar synchronization are not configured.

The owner workspace can hold opportunity, project, task, proposal, invoice and design-reference records, linked inquiry information, owner notes and activity logs. Owner AI tools may process selected records or imported transcripts with Gemini to extract priorities, prepare drafts, generate illustrative images or propose a change. Changes proposed by the owner copilot require review before applying. Proposal and invoice copies are private until the owner publishes a recipient link; anyone with that link can view the published copy. Recipient acknowledgements and owner-recorded payment status are stored. This website does not process payments or accept investment commitments.

Retention & protection.

We keep inquiry records while they are useful for evaluating an opportunity, responding, managing a relationship, maintaining appropriate records and protecting the site. The website does not currently delete every inquiry after a fixed period. Access is restricted to the authorized owner; recovery copies follow limited backup and recovery cycles. Deleted information may remain in recovery copies until those cycles expire.

We use access controls and private storage, but no website or transmission method can guarantee complete security. Only publish project content and images that you have permission to share.

Your questions & requests.

You can ask to access, correct or delete information you submitted, or ask us to stop following up. Open the introduction form, choose “Start a conversation,” and describe your privacy request. Please use the same email address as the original inquiry so Juan can verify and review it. Requests are reviewed personally, including any recordkeeping obligations that apply.

A dedicated public contact email has not yet been designated. The website's introduction form is the current contact route. Please send only the information needed to identify and explain your request.

We will update this page when the website's data practices change. The date above identifies the latest version.
